01
Business context
Property agencies in Thailand sell through messaging. Enquiries arrive on LINE Official Accounts and WhatsApp, get forwarded between agents, and are retyped into spreadsheets, chat notes or an older CRM.
DevProp was built for that reality: a CRM where the conversation, the pipeline, the contract and the commission stay connected to the same enquiry.
02
The problem
A lead that starts in LINE usually loses its context before it reaches a sales process. Who replied, what was quoted, which agent owns it, and whether the commission was ever paid end up in different places.
For an agency, that means slow follow-up, unclear ownership and commission disputes. For the buyer, it means repeating information.
03
My responsibilities
- Founder: product direction, interface design and hands-on development of the platform.
- Designing the workflow that connects enquiries, properties, contracts and commissions.
- Running the product commercially while also operating the related agencies.
04
Constraints
- Built and run by a founder who also operates two agencies and a second product, so scope had to be sequenced rather than delivered in one large release.
- Agencies need their own workspace and their own data boundaries, which shapes the product architecture from the start.
- The product has to be usable by sales agents, not only by technical staff.
05
The solution
- A single workspace per agency covering the operating loop: enquiry, property, contract, commission, payout.
- Enquiries arrive from LINE Official Account and WhatsApp with the conversation attached, so an agent can see what was already said.
- Lead scoring and lead-source reporting help an agency decide which enquiries to call first, and which channels actually produce business.
- Contracts and commission splits live next to the deal, so the financial summary is a view of the same records rather than a separate spreadsheet.
- Signed contracts are handled through the Thai ETA 2544 e-signature workflow the product supports.

The conversation is part of the record
Enquiries keep their originating chat attached instead of becoming an anonymous form entry. Agents do not have to ask a buyer to repeat themselves, and handovers stay legible.
One workspace per agency
Each agency operates in an isolated workspace. That decision costs some cross-agency convenience, but it keeps customer data where an agency expects it to be.
Money tied to the deal
Commission splits and payouts are stored against the contract rather than tracked separately, which removes the most common source of disputes.
07
Trade-offs
- A purpose-built workflow for property agencies is faster to use than a generic CRM, but it does not try to serve every sales model.
- Conversation capture depends on messaging platforms, so integration changes on those platforms are a standing maintenance cost.
08
What the product looks like

09
Verified outcomes and deliverables
- A live, publicly available product with self-serve plans.
- A complete enquiry-to-commission workflow, including messaging capture, pipeline, contracts and financial reporting.
- An agency-ready workspace model with billing and team management.
No revenue, user counts, conversion rates or client metrics are published: none are verified for public use.
10
Lessons and next steps
- Messaging-first workflows only work when the conversation stays attached to the deal; retrofitting that later is expensive.
- In property sales, trust is lost at the commission step, not at the lead step, so money tracking deserves first-class treatment.
Next
- Reduce the setup work an agency needs before its first enquiry is scored automatically.
- Keep thinning the distance between an enquiry and the contract it becomes.
